    Tax Types

    What Taxes Apply to Short-Term Rentals?

    STR hosts in the U.S. may be subject to several types of taxes. Understanding which ones apply โ€” and who collects them โ€” is the first step toward compliance.

    Sales Tax

    Many states treat STRs as taxable services โ€” ranging from 0% (Oregon) to 7.25% (California). Cities may add local sales tax on top.

    Occupancy / Transient Lodging Tax

    The most common STR-specific tax. Also called hotel tax, room tax, or bed tax. Typically 2โ€“10% at the city or county level.

    Tourism / Convention Center Tax

    Popular destinations levy additional taxes for tourism marketing and infrastructure. These add 1โ€“5% to your total rate.

    Federal & State Income Tax

    Net rental profit is subject to federal income tax and, in most states, state income tax. Reported on Schedule E (Form 1040).

    Property Tax

    Assessed annually on market value. Rates vary significantly โ€” from 0.28% in Hawaii to 2.49% in New Jersey.

    Does Airbnb Collect and Remit Taxes?

    Airbnb has agreements in many jurisdictions โ€” but not all. Coverage is inconsistent:

    • Florida & NC: Airbnb collects state-level but may skip county/city taxes.
    • NYC & SF: Airbnb collects the full combined rate.
    • Rural areas: You're often fully responsible for all taxes.
    • Even where Airbnb collects, you may owe additional local levies.
    Bottom line: Never assume Airbnb handles all your tax obligations.
